1. Property Maintenance: The Tenant agrees to maintain the property in good condition throughout the duration of the lease term. Any damage to the property caused by the Tenant or their guests will be the responsibility of the Tenant and may result in additional costs beyond the security deposit. 2. Notice of Vacating: Prior to moving out, the Tenant must provide written notice to the Landlord at least 60 days in advance. This will allow the Landlord to schedule a proper inspection of the property before the Tenant's departure. 3. Subletting and Roommates: Subletting and adding roommates are allowed with the Landlord's approval. The lease owner will be responsible for the conduct and actions of any subletters or roommates. 4. Rent Payment: Rent must be paid in full by the 1st of each month. Failure to pay rent on time will result in immediate eviction proceedings. The Tenant will not receive an eviction notice, and law enforcement may be contacted within 25 days of non-payment to facilitate the Tenant's removal from the property. 5.
