      Terms at 3745 S Boston Ave #A11

      --PREMISES. Freestanding BoxHouse located at 3745 S Boston St # A11, Monahans, Texas 79756. No other portion of the property is included in this Agreement. --TERM. 6 months or 12 months. No less than 30 (thirty) days' notice to terminate the tenancy is required. --LEASE PAYMENTS. $1,950 per month, payable in advance on the first day of each month. First and last month's payment is to be paid prior to the lease start date, in addition to the security deposit. --MANAGEMENT. UTEX Property Management Inc. is the property manager in charge of the Property. Should the tenant have any issues or concerns. --SECURITY DEPOSIT. $500 to be paid by tenant and held and disbursed for Tenant damages to the Premises or other defaults. --USE OF PREMISES/ABSENCES. Must be a full-time residential dwelling unit. No retail, commercial or professional use of the Premises is allowed. --OCCUPANTS. No more than two-person(s) may reside on the Premises unless the Landlord's prior written consent is obtained. Tenant may have guests on the Premises for not over 7 consecutive days or 21 days in a calendar year and no more than two guests at any one time. --PETS. A11 is an animal friendly unit. Tenant is responsible for signing the pet addendum for this lease, and paying a pet deposit of $500 if you have pets moving into the BoxHouse with you. --PARKING. 2 parking space(s) for the parking of standard sized motor vehicle(s) are available to you. Absolutely NO automotive cleaning, washing, maintenance or repair work of any kind and NO storage of any kind shall be permitted in or about the parking space(s). --UTILITIES AND SERVICES. Landlord is responsible for water, gas, electricity, sewage, internet, and landfill costs. Tenant shall be responsible for all utilities and services beyond those on the Premises for the term of this Lease. --TERMINATION CLAUSE. Tenant may, upon 45 days' written notice to Landlord, terminate this lease provided that the Tenant pays a termination charge equal to 2 months' rent. Termination will be effective as of the last day of the calendar month following the end of the 45 day notice period. Termination charge will be in addition to all rent due up to the termination day. --LATE PAYMENTS. For each payment that is not paid within 5 days after its due date, Tenant shall pay a late fee of late fee of $10.00 per day, beginning with the day after the due date. --OTHER. Decorative rugs will be professionally cleaned after tenant moves out and the cost will be deducted from the security deposit. Tenant/s must abide by BoxHouse Villages Monahans, LC village rules attached as addendum A. --ASSIGNABILITY/SUBLETTING. Tenant may not assign or sublease any interest in the Premises, nor assign, mortgage or pledge this Lease, without the prior written consent of Landlord, which shall not be unreasonably withheld. ___________________________ ADDENDUM A: RENTAL RULES By signing a lease with BoxHouse Villages Monahans, LC, the Tenant agrees that the Tenant and Tenant's guests will abide by these Rules and Regulations, as well as any other Rules and Regu- lations posted on the property. 1. UTEX Property Management Inc, and the owners of BoxHouse Villages are not responsible for the loss or damage of personal belongings or valuables of the Tenant, or visitors on the prop- erty. 2. Speed Limit: For the safety of all, speed limit for the park is 10 MPH. 3. Parking: The Tenant is allowed to park one vehicle at their reserved BoxHouse. Extra vehicles are to park in overflow parking area, and may be subject to overflow parking fees. There is no parking permitted in empty spots at other BoxHouses, or on the sides of driving lanes. Failure to comply with this rule will result in UTEX Property Management Inc assessing parking charges, and possibly towing vehicle/s. 4. Plumbing : The septic systems for each BoxHouse will clog if improper material is flushed. DO NOT FLUSH feminine products, flushable wipes, or anything other than toilet paper. 5. Quiet Hours : Quiet hours for the park are from 10:00pm-8:00am. UTEX Property Manage- ment Inc asks that during those hours you keep noise to a minimum. 6. Smoking : Smoking and/or vaping is strictly forbidden inside the units. Evidence of smoking and/or vaping inside the units will result in the Tenant's eviction, and an additional $275 cleaning fee charged to the credit card on file. We ask if you are to smoke or vape, you do so at least 25 feet away from BoxHouses, and please deposit cigarette butts and other trash properly. We also request the tenant/s not to tamper with smoke alarms inside the units. Infringing on this policy will result in a $500 fee. 7. Hazardous Materials, Fireworks, Open Fires: The Guest/s shall not keep or have on the prop- erty any article or thing of a dangerous, flammable, or explosive character that might substantial- ly increase the danger of fire on the property. Although fireworks may be legal in Texas, they are not permitted at BoxHouse Villages at any time. There are no open fires or charcoal grills of any kind permitted on the property. Fire pits and BBQs must be propane-fueled. 8. No Soliciting: There is no soliciting on BoxHouse Villages grounds.
