    The home is occupied, please do not disturb. House is UNFURNISHED. No cats. Dogs considered on an individual basis. An additional deposit of $300 per pet required. The security deposit is equal to one month's rent. One-year minimum lease with renewal of a second year (or longer) available at the end of the first year. Landlord pays for the front lawn to be professionally mowed and trimmed from May 1st to October 15th. The tenant is responsible for water, electricity, gas, internet, garbage and bi-weekly mowing and trimming of the small, fenced BACKYARD from May 1st to October 15th. The tenant is responsible for snow removal of the sidewalk and the path to the front door. No subletting is allowed. Under Colorado law, prospective tenants have the right to provide landlords with a Portable Tenant Screening Report, as defined in 38-12-902 (2.5), Colorado Revised Statutes.
