Before scheduling a showing, we require that you complete an online application and meet our eligibility criteria. - All applicants must be 18 years or older and provide their full legal name. If you are applying as a group, please indicate the names of the other applicants on your form. We will use the highest credit score among joint applicants to determine the rent and deposit amount. - Applicants with a credit score of 650 or higher will pay one month's rent as a deposit and one month's rent in advance. - Applicants with a credit score between 500 and 649 with strong qualifications may be considered with additional deposit. - Applicants with a credit score below 500 will not be considered. - Applicants must have a monthly income of at least three times the rent amount and provide proof of employment. The lease terms include: - The lease duration is one year. - The tenant is responsible for paying all utilities (gas, water, electricity) and maintaining the lawn. A lawn mower will be provided by the landlord. - The property is non-smoking, no smoking is allowed inside or outside the premises. - The tenant may have up to two dogs or three cats, subject to the landlord's approval of the breed and size.
