Tenant pays for utilities, phone, internet, electricity, and gas. Water is included. Tenant shall be responsible for minor repairs costing $200 or less, including but not limited to replacement of light bulbs, unclogging of plumbing fixtures, basic pest control, and replacement of HVAC filters. Tenant of course shall notify Landlord of any repairs needed that exceed this amount. Appliances are provided in as- is condition. A move in inspection and inventory will be conducted at the beginning of the lease term, and a move inspection will be conducted at the end of the lease term to assess the condition of all provided furnishings. Tenant agrees to return all furnishings in similar conditions as documented on move in inspection report, aside from normal wear and tear. Security deposit is due in full prior to move in as well as first month rent of $1500. Rent is due prior to the 6th of the month. The lease is to last for one year, and can be renewed. Landlord must give tenants 24 hour notice before entering the rental unit, unless it is an emergency.
