    Lease Duration: The lease term is for one (1) year, beginning on the start date specified in this agreement. At the end of the lease term, the Tenant may have the option to renew the lease subject to the Landlord's approval and any adjustments to the terms as mutually agreed upon. Smoking Policy: The home and the entire community are designated as non-smoking areas. Smoking of any substances is strictly prohibited on the property, including inside the unit, on the patios, and in all common areas of the community. Parking: The Tenant is entitled to one (1) dedicated carport for vehicle parking and one (1) uncovered open space. Additionally, the Tenant will be provided with two (2) guest parking passes for use by visitors. Parking guidelines must be followed according to the Homeowners Association (HOA) rules and regulations. Pet Policy: The Tenant is permitted to have up to two (2) pets in the unit. The Tenant agrees to adhere to the community's pet policies and is responsible for any damage caused by the pets. All pets must be registered with the HOA if required. Subleasing and Rental Use: Subleasing or renting the unit to third parties is strictly prohibited. The unit cannot be used for short-term rental purposes. The Tenant agrees to use the property solely for residential purposes as per the agreement. Homeowners Association (HOA): The property is part of a Homeowners Association (HOA). The Tenant agrees to comply with all HOA rules and regulations. Any fines or fees levied by the HOA for violations of its rules by the Tenant will be the responsibility of the Tenant. Utilities: The Tenant will be responsible for the payment of gas, internet/cable, and electricity bills associated with the unit during the lease term. The Landlord will cover any other utility or service not explicitly mentioned herein. Furnishings: The unit can be provided fully or partially furnished according to the Tenant's needs. The Tenant agrees to maintain the condition of any provided furnishings and return them in the same condition at the end of the lease, normal wear and tear excepted. Maintenance and Repairs: The Tenant is responsible for maintaining the property in good condition and shall report any needed repairs to the Landlord in a timely manner. The Landlord is responsible for major repairs and maintenance of the property, excluding damages caused by the Tenant's negligence.
