    1. Lease Term: The lease term will begin on [Start Date: ____________________] and end on [End Date:_________________________], unless extended by mutual agreement of both parties. 2. Rent: The Tenant shall pay rent monthly to the Landlord on or before 9:00 pm the 3rd day of each month. The rent shall be paid in [Cash or Check at the Red Mule Barn in exchange for a receipt]. 3. Services Charge: An $____________ services charge per person not to exceed 2 persons per cabin accompanies your base rent. 1. Services charge includes water, electric, trash, and grounds keeping, services charge is subject to change based on the overall cost of services divided by the number of tenants. 2. An adjustment to the services charge will be communicated in writing and take into effect the following billing cycle. 4. Pets: No cats, no dogs to exceed 30lbs, and no aggressive dog breeds shall be permitted. Dogs shall be crate kept and house broke. 1. Having a pet requires a non-refundable security deposit. 2. There will be a $30 per month pet fee. 3. Not to exceed 2 pets per cabin. 5. Security Deposit: The Tenant shall pay a security deposit equal to the amount of the first month's rent to the Landlord upon execution of this Agreement. The security deposit shall be returned to the Tenant at the end of the lease term, less any deductions for damages or unpaid rent. 6. Late Fees: Any payments made after 9pm on the 3rd of each month will be assessed a $10 a day late fee.
