We are offering for yearly rental a 1-bedroom cottage in Wakefield, RI. It is situated in the back yard of our residence. It will be available mid-April 2024. Downstairs it has a full kitchen, living room, and two closet areas. Upstairs is a bedroom and full bathroom, which also has a washer and dryer in it. There is a small patio area and a backyard shed (available for some storage but is not in great shape and has housed various critters, so store at your own risk). It is oil-heated with an electric water heater and mini-split AC unit downstairs. There is a shared driveway with our residence. Rental includes up to two parking spaces in the driveway. As we have 4 small children, renter will need to be aware of and agree to live surrounded by childrens' toys, bikes, etc, and to be especially careful when entering and exiting the driveway. We also have free range chickens who are present in the yard. Water and trash removal are included. Renter pays all other utilities. Small pets are allowed on a case-by-case basis. Rent is $2000/month, due by the first Friday of every month. Renter may select an option: Pay full amount monthly Receive up to $200 credit monthly by helping us out with various tasks, such as childcare, yard work, cleaning, etc, valued at $30/hour. Type of work is negotiable and based on agreement between renter and us. Security deposit (amount negotiable) and first months rent required to initiate lease. Queer friendly.
