We customized and purchased this 3-bedroom home in 2012 and rent it unfurnished. The home has soft water, a high efficiency furnace/AC, gas stove, gas water heater, granite countertops, his/her closets, and a 3-car garage. It has a nice size yard with a large back porch, many trees and bushes, a stunning view of the red rock cliffs, and is 80% enclosed for privacy with a masonry wall. The front yard has grass and beautiful bushes. Both, along with the sprinklers in the entire yard, are maintained by the HOA. The home is ideal for anyone that would like a quiet, mostly senior neighborhood, a third garage and two extra bedrooms for children, guests, or an office. It is in the Suncrest West Subdivision in the center of Ivins and is close to Tuachan, Rocky Vista University, Red Mountain Resort, Snow Canyon, and many other top attractions. We have made a short video of the inside of the home.     Smoking is not allowed in the home. Tenants are responsible for all utilities they use, but not the HOA fee. These utilities include the Ivins water, garbage, and sewage. The HOA will take care of the front yard, sprinklers, and all trimming of bushes and trees. Tenant is responsible for weeding the sides and backyard as well as any insect or rodent control services desired. The deposit is refundable when the tenant moves minus the cost of professional cleaning and repairs to damage. We prefer a 1-year lease, but are willing to sign a 2-year lease if you want to avoid adjustments for inflation. We do not refuse to rent or negotiate for housing because of race, color, religion, sex (including gender identity and sexual orientation), disability, familial status, or national origin. We screen prospective tenants based entirely on their ability to afford the rent, rental/criminal history, and personal recommendations. We are looking for tenants with a gross family income of at least 3x the rent, a credit score of at least 640, and a good rental history.
